West Chester Township · Butler County
Concrete Driveway Contractor in West Chester, Ohio
Replacing the township's 1990s builder driveways the right way: real base, real reinforcement, real drainage. Veteran-owned and based right here in West Chester.
Drive through Beckett Ridge or the neighborhoods off Cincinnati-Dayton Road and count the driveways with a settled garage apron, a web of map cracks, or a surface that looks like it has been sandblasted. That is 25 to 35 years of Butler County clay and road salt working on slabs that were poured thin, with no gravel base, as fast as the builder could turn houses. West Chester has more of that concrete than any community we serve, and replacing it is the work we do most here.
Ohio Valley Concrete & Hardscapes is based in West Chester. Mike Lopez, a veteran, walks every driveway himself before the quote and is on site for the pour. No salesperson, no crew routed in from Cincinnati or Indianapolis. If your driveway is cracked, sunken, or pitted, this page covers what we find under West Chester driveways, how we rebuild them, and what it costs.
Where We Work
Driveway Work Across West Chester Township
Each part of the township has its own housing stock and its own driveway problems. Here is what we see most often, neighborhood by neighborhood.
Beckett Ridge
Late-1980s and 1990s builder driveways. Map cracking, settled garage aprons, and salt pitting are the three calls we get most.
Wetherington
Larger estate lots where the driveway is part of the curb appeal. Wider drives, turnarounds, and stamped or exposed-aggregate borders.
Union Centre corridor
Newer homes off Union Centre Boulevard and Muhlhauser Road. Mostly extensions, third-car pads, and replacing slabs that were poured thin the first time.
Cincinnati-Dayton Road and Tylersville
The established neighborhoods between the two roads hold most of the 25 to 35 year old concrete in the township. Full replacement is the norm here.
The Root Cause
Why West Chester Driveways Fail Early
Butler County sits on dense, slow-draining clay. It swells when it saturates in November and heaves when it freezes in January, then drops again in March. A slab poured straight on that clay with a thin or uncompacted base gets lifted and dropped every winter. Thirty winters later you have a garage apron sitting an inch below the garage floor and a crack pattern that follows the wettest spots in the yard.
The second problem is air entrainment, or the lack of it. Builder-grade mixes in the 1990s were often poured without it. Water soaks into the surface, freezes, expands about 9 percent, and pops the top layer off. That is the pitting and flaking you see after a few seasons of de-icing salt. Neither problem is fixed by pouring new concrete the same way. Both are fixed by changing what is under the slab and what is in the mix.
How We Rebuild It
Built to a Spec, Not to the Builder's Budget
Every driveway we pour in West Chester is built to the same numbers. Ask any other contractor bidding your project for theirs.
4,000+
PSI air-entrained concrete on every West Chester driveway
6"
of compacted crushed limestone under the slab, not poured on clay
4 to 5"
slab thickness. 5" where trucks, trailers, or campers will park
1/4"
per foot of fall toward the street so water leaves instead of sitting
Tear-Out Done Completely
On a West Chester replacement, the old slab comes out entirely and gets hauled off. We excavate to stable ground, dig out and correct soft spots instead of burying them, then build six inches of crushed limestone compacted in lifts. Wire mesh or rebar is set on chairs in the middle third of the slab where it actually works. Control joints are sawed within 24 hours at 8 to 10 foot spacing, and the finished slab gets a cure-and-seal so it climbs to full strength evenly and sheds water and salt from the first winter.
What You Get
A Driveway That Outlasts the Next Owner
A driveway poured correctly in southwest Ohio lasts 25 to 30 years or more. The broom finish gives tires traction in ice and rain, the air-entrained mix shrugs off freeze-thaw, and the compacted base keeps the garage apron where it was poured. Hold off on de-icing salt the first winter, reseal every 2 to 3 years, and the driveway is the last one you buy for that house.
Want something beyond a plain broom finish? Wetherington homeowners often pair the main slab with a stamped concrete or exposed-aggregate border. Our concrete driveway cost guide breaks down what each upgrade adds.
Common Questions
West Chester Driveway Questions
How much does a concrete driveway cost in West Chester, Ohio?
A new broom-finish concrete driveway in West Chester runs $8 to $14 per square foot installed. A typical 2-car driveway of about 600 square feet lands between $5,000 and $8,500 on a prepared site. Replacing an existing driveway adds $2 to $3 per square foot for tear-out and haul-off, so most 2-car replacements in the township come in between $6,500 and $11,000.
Why do so many West Chester driveways crack and settle?
Most of the township was built out in the 1990s and early 2000s, and a lot of those driveways were poured 3.5 to 4 inches thick directly on Butler County clay with little or no gravel base. Clay swells when it saturates in the fall, then heaves when it freezes. After 25 to 35 winters the slab has been lifted and dropped hundreds of times. The concrete is rarely the problem. The base under it is.
Do I need a permit to replace my driveway in West Chester Township?
Permit requirements depend on the scope of the work and whether it changes the footprint or touches the public right-of-way. West Chester Community Development issues zoning certificates online at WestChesterOH.org/Permits with a turnaround of about 5 to 7 business days, and can be reached at (513) 777-4214. We confirm what your specific project needs as part of the free estimate and handle any paperwork that applies.
Can you fix just the cracked sections instead of replacing the whole driveway?
Sometimes. If the base is sound and the damage is limited to one or two panels, we can cut those panels out at the control joints and repour them to match. If the slab has widespread map cracking, multiple settled sections, or surface spalling across most of the drive, patching is throwing money at a driveway that is going to keep failing. We tell you which one you have during the walkthrough.
How long will my driveway be out of commission?
Tear-out, base prep, and the pour usually take 2 to 3 days. You can walk on the new driveway after 24 to 48 hours, drive a passenger car on it after 7 days, and park heavy vehicles after 28 days when the concrete reaches full design strength. We schedule around your street parking and give you exact dates before we start.
Do you serve all of West Chester Township?
Yes. We are based in West Chester and work across the whole township: Beckett Ridge, Wetherington, the Union Centre area, the neighborhoods off Cincinnati-Dayton Road and Tylersville Road, and the Lakota-district subdivisions in between. We also cover neighboring Liberty Township and Mason.
